The Origin and Growth of Apple Blossom Mall
When Apple Blossom Mall opened its doors in 1982, it was a significant addition to the retail landscape of Winchester, Virginia. Developed initially by New England Development, the mall quickly became a focal point for shopping and socializing.
Over the years, it has seen several changes, including a pivotal moment in 1999 when Simon Property Group acquired it. This acquisition marked a new era for the mall, bringing in a range of new stores and services that catered to a broader audience.
The mall has seen steady growth since its inception in terms of retail space and the number of stores. Its retail floor area of 473,000 square feet offers many shopping options. The mall has also adapted to changing retail trends, continually updating its tenant mix to include popular and relevant stores.
However, it hasn’t all been smooth sailing. The mall has had its share of challenges, including the closure of Sears, one of its anchor stores. The vacant space left by Sears is a reminder of the ever-changing retail environment and the need for malls to adapt.
Despite these challenges, Apple Blossom Mall has remained a central shopping hub, attracting visitors from Winchester and surrounding areas like Front Royal, Stephens City, and Berryville.
Simon Property Group, which manages and owns 49% of the mall, has been instrumental in its growth and adaptation. Their expertise in mall management has helped Apple Blossom Mall stay relevant in a competitive market, ensuring it remains a go-to destination for shopping and entertainment.
The Architecture and Layout
Apple Blossom Mall is designed for convenience, with a single-floor layout that makes it easy for shoppers to navigate. The mall’s architecture is functional, focusing on providing a comfortable shopping experience. The distribution of stores is well-planned, with anchor tenants like Belk and JCPenney strategically located to draw foot traffic through the mall.
The mall has four anchor tenant spaces, although one remains vacant following the closure of Sears. The remaining anchors, JCPenney, Belk (formerly Leggett), and AMC Classic, serve as the primary attractions, around which various other stores and services are situated. This layout has proven effective in maintaining a steady flow of visitors, ensuring that even the smaller stores receive adequate attention.
One of the unique features of the mall’s layout is the inclusion of specialized zones. For instance, the food court is strategically located to offer shoppers a convenient break, and the play area provides a safe space for children to enjoy. These thoughtful inclusions make the mall not just a place for shopping but also a destination for a day out with the family.
The mall’s design also considers the needs of the community it serves. With ample parking and easy access from Interstate 81 at Route 50, Exit 313-B, it’s no wonder that Apple Blossom Mall is the preferred shopping destination for many in the Winchester area and beyond.

Challenges and Future Plans
Like many retail establishments, Apple Blossom Mall has faced challenges that have forced it to adapt and evolve. One of the most significant challenges was the closure of Sears in February 2020, leaving a vacant anchor space that the mall is yet to fill. This closure was part of a more significant trend affecting malls nationwide, highlighting the need for adaptability in a rapidly changing retail environment.
In 2007, Simon Property Group announced a significant lifestyle redevelopment for the mall, which included plans for a 16-screen RC Theatres complex. However, these plans never materialized, leaving questions about the mall’s future direction. Despite this setback, the mall has continued to adapt, with AMC Theatres stepping in to provide entertainment options.
More recently, the mall closed temporarily on March 29, 2020, due to the COVID-19 pandemic. It reopened on May 15, 2020, with new safety measures, including enhanced cleaning protocols and social distancing guidelines. These measures were crucial in ensuring the safety of shoppers and staff, allowing the mall to continue serving the community.
Looking ahead, there are no official announcements regarding plans or renovations for the mall. However, given its history of adaptability and resilience, it’s likely that Apple Blossom Mall will continue to evolve, finding new ways to meet the needs of its diverse customer base.

Your article would be helpful if it contained financial data. The mall land like all the other for profit businesses around it is eyeballed for SU takeover. The Lee Jackson’s was a for profit motel and restaurant and banquet room for the community for decades. It was donated to SU and now it a loss of tax revenue for the city and an income for residential housing the college’s food services.
The mall lost its community gathering and a people clicker of who goes in there would support that fact with data. The new bque food replacing numerous other attempts to have a restaurant in there does not seem to be popping with customers.
Ty for writing about a great area but that mall in square footage is almost vacant. I have not been to it in over 7 years. Did go to movies before Covid and drive through it to other locations and only see car parking now showing that the old Leggetts and movies are the top 2 places used.

The mall looks Ancient and stores don’t offer anything new. Will be another abandoned building in a few years!

What a joke of an article. The mall is dead! You are better off ordering over the internet while having items delivered to your door. Less time and energy spent.
